Dubai’s prime market has matured. The frenetic price discovery of recent years has given way to a more selective phase, where capital concentrates around scarcity, brand and genuine lifestyle.
Beachfront remains the clearest store of value. Palm Jumeirah and the emerging waterfront communities continue to command premiums because supply is finite and demand is global. For buyers, the question is less “will it appreciate?” and more “which asset holds its value in a correction?”
Downtown offers the deepest liquidity. If you may need to exit within a few years, the resale and short-let demand around the Burj Khalifa is unmatched — a practical consideration too often overlooked.
My advice for 2026: buy quality over quantity, prioritise communities with real end-user demand, and treat launch-price off-plan as a growth allocation rather than the core of a portfolio.
